Kajža sits in Vrsno, a small village 7 km above Kobarid. Our house dates back to 1920, and its two restored apartments each have their own character. Choose the one that feels like your kind of home.
The Nook
An intimate, charming 35 m² apartment with old stone walls, vintage details and a small private terrace out front.
The Loft
A 55 m² apartment with timber interiors, a high living-room ceiling, a large south-facing window and a bedroom looking towards the forest.
How could your winter day look like here?
Morning light through the window, mist moving through the valley below, a 10 minute drive up the mountain to enjoy a walk through Triglav National Park before lunch, a 10 minute drive down to stroll by the Soča river in the afternoon, or a book on a cozy sofa with cushions while the weather does its thing outside.
The shared backyard is a little retreat of its own: you can settle into a lounger or the hammock on a sunny day, or spend an evening by the firepit under the stars.
But generally, winter here is quiet. We’re here to help with local recommendations and ideas that suit the conditions.
And if you come here to work on your first draft, a design project, or the work that keeps getting pushed aside, each apartment can be prepared with a dedicated desk, a comfortable office chair and a fast wired connection to our fibre internet. It's easy to establish a working routine, with a change of scenery waiting when you close the laptop.

A few things to know before booking
You’ll want a car here: the nearest shops, bars, restaurants, petrol station and ATM are in Kobarid, 7 km away.
The kitchens have induction stovetops and cookware, but no oven or dishwasher.
Powerful silent modern AC units heat the apartments, with separate infrared heating in the bathrooms.
For long-term stays, each apartment can host up to 2 persons.
We ask for a refundable €200 security deposit, separate from the accommodation price. It’s returned upon check-out, following a quick check of the apartment. Deductions would only apply to damage or missing items.
